Clifford Chance advises PATRIZIA on the acquisition of Berlin’s ‘Neuendorfer Hof’

Clifford Chance – with a team consisting of partner Philipp Stoecker (PICTURED), senior associate Magda Pawela-Häusler, associate Robin Molitor (all Real Estate, Frankfurt) as well as partner Dominik Engl and associate Christina Wanner (both Tax, Frankfurt) – has advised global real estate investor PATRIZIA on the acquisition of the ‘Neuendorfer Hof’ property in Berlin, which is still under construction. PATRIZIA is acquiring the property by way of a forward deal from the developer Ten Brinke and is thus further expanding its own portfolio of operator properties. The investor is contributing the property to its ‘PATRIZIA Social Care Fund III’, an institutional special fund launched in 2018.

The ‘Neuendorfer Hof’ project development is located at Neuendorfer Strasse 39 in a central neighbourhood in Berlin-Spandau. An innovative new building for the existing Heilpädagogisches Centrum Kladow will be built on the 5,000 square metre site by the end of the first quarter of 2026.

The experienced operator Vitanas and its residents will move into the new ensemble of buildings with around 12,000 square metres of living space and has already signed a 30-year lease. The new space will offer a total of 240 residential and care places for people with disabilities as well as vacancies that are structured according to the residential group principle. A special employment and support area is also available for up to 60 residents.
